What Really Sells a Home.
Renovating your home can be like putting money in the bank.
But many people don’t realize what investments truly add value. Traditional wisdom is that the main sellers of a home are the kitchen and bathrooms but reality is a little different.
‘According to Remodeling Magazine you’re less likely to recoup your investment in a major kitchen or bathroom remodel than you are to get back what you spend on basic home maintenance such as new siding. Siding replacement recouped 92.8 percent of its cost, according to the study. The only home improvement likely to return more at resale was a minor (roughly $15,000) kitchen remodel, which returned 92.9 percent. Replacing roofs and windows were also high on the list, returning 80 percent or more at resale.”
Surprised? Don’t be. Realtors, home inspectors, and lenders will tell you time and again: “New buyers don’t want old problems”. That means the reality of what sells a home is a little different than just fixing up the inside. Stained or missing siding, roof leaks, or drafty windows can all be enough to spook a new buyer. Todays home owners want to make the inside of their homes unique to themselves, so when they purchase a home they don’t want to have to budget for maintenance as well.
You know better.
But hey, we know you’ve watched a lot of HGTV so you probably know a little better than us right? Well hear it straight from the horses mouth:
“Selling Secret #1: The first impression is the only impression
No matter how good the interior of your home looks, buyers have already judged your home before they walk through the door. You never have a second chance to make a first impression. It’s important to make people feel warm, welcome and safe as they approach the house.”
So what do you do now?
